Instruct us, take the number elsewhere, or do nothing. All three are fine and none of them get you a follow-up campaign.
Asking prices are not evidence.
We work from Dubai Land Department transaction data — what actually transferred, when, and at what price per square foot. Where the two disagree, and they usually do, we will show you the gap and explain which one your buyer will be looking at.
The reason this matters is not accuracy for its own sake. An inflated valuation feels good for a fortnight and then costs you the best buyers, because your listing goes stale while cheaper comparable stock transacts around it.

How fast is “within 48 hours”, really?
We aim for 48 hours from the moment we have the basics — community, size, bedrooms and whether it is tenanted. If we need to see it in person we will say so, and that usually adds two or three days.
Do I have to list with you to get the figure?
No. The figure is yours whether you use us or not. We do not ask for an exclusivity agreement before we give you a number, and we do not put you on a mailing list for declining.
My property is tenanted. Does that change things?
It affects timing more than price. A tenant with an active Ejari has rights that survive the sale, and depending on the notice position you may be selling to an investor rather than an end user. We will tell you which market you are actually in before you commit.
Will you take any instruction?
No. If we do not think we can sell it at a price you would accept, or it needs an agency with a different buyer base, we will say so on the first call. Taking an instruction we cannot deliver on wastes six months of your time and ours.
What is your commission?
2% of the sale price plus VAT, which is the Dubai standard. We do not charge marketing fees, photography fees, or listing fees on top. If someone quotes you 1% and then adds a marketing package, compare the total.
What paperwork do I need?
Title deed, passport or Emirates ID, and the Form A once you instruct us. If there is a mortgage on the property we will need the liability letter from your bank — that is usually the longest lead time in the whole process, so start it early.
Have the number anyway.
Plenty of people want to know what their property is worth without any intention of selling this year. That is a perfectly good reason to ask, and we will treat it the same way.
